Welcome

You have been waiting to buy your home. Your finances are in order. You have chosen the neighborhood you desire. Now there is another powerful tool, a greater advantage to bargin. A professional home inspection.

Your home inspector, hired by you, will be inspecting systems to your needs. Find out how HousXam can assist you. Hire the best one to suit your needs. The internet and phone books are full of options and like looking at a menu, you often will not know how great your choice is until you order it. That is where you can count on my Experience.

Why have a Home Inspection?

There are three major reasons, why you should consider a home inspection: Safety, Quality and Cost. You and your loved ones should be ensured that it is save to live in your new home and what kind of lingering hazards might be present at the time of the inspection, so they can be taken care of. The roof, attic and windows should be inspected to make sure there is no leak where water can get into the building and cause an air quality issue or structural damage to the building. The home inspection focuses on the question if the installed building systems are working proper and as intended. Included are checks of the electrical and plumbing system, foundation, heating and air conditioning systems and you can even have the Pool and Spa inspected. Not knowing about hidden issues might lead to higher costs in the near future and can be avoided with a quality home inspection.

For more information read also the Property Buyer's Checklist from the State of Arizona Department of Real Estate.

How about a Warranty Inspection?

You lived almost a year in your new house and have most likely found some issues which need to be addressed. Experience with construction and warranty inspections tell me, that there are a lot more. To avoid spending your money down the line get a professional punch-list drafted by your home inspector which you can present to your builder with the right terminology. It will show all your concerns and issues discovered by the inspector together with recommendations and will make it easy for you to follow up point by point. You spend a lot of money for a quality home and derserve a building without any lingering defects.

For more information on the contractors responsibilities read also the Workmanship Standards for Licensed Contractors from the Arizona Registrar of Contractors.

Are there other Inspection Services?

Other services I provide are pool inspections, new construction inspections and construction consulting. These services provide you with an excellent way to ensure your hired contractors are being independently evaluated and are performing their tasks to the required standards.

Via AirXam I offer Mold Inspection, Indoor Air Quality Testing and Allergen Screening. You spend a lot of time indoors. The building envelope has being constructed more tightly for energy conservation. But this means also that there is less mixture with the outside air, potential better breading ground for molds, especially if moisture issues aggravate the situation. Translate these facts and you know why the Asthma and Allergy Foundation estimates 50 to 60 million Americans to be affected. Your environment might be overlooked by your health care provider, so let us help you to live more healthy. Everybody is aware of cigarette smoke to be unhealthy, Mold and Dust mites are right behind it on EPA's top 5 asthma trigger list.
